Investment Thesis

Occupancy cost is one of the most significant drags on business profitability — and unlike labour or materials, where a business operates is a decision it can make. Industrial rents have doubled in major Ontario markets over the past eight years, and nearly half of Canadian businesses report difficulty absorbing rising occupancy costs (CFIB). Well-located secondary and tertiary markets — offering affordable space, accessible labour, and proximity to major centres — are the natural destination.

What We Buy

Large-format industrial properties — including former manufacturing plants and legacy industrial facilities — in secondary and tertiary markets where land, labour, and operating costs converge to support viable, long-term tenancies. We acquire assets at a meaningful discount to replacement cost, targeting markets that fall below the institutional radar — where less competition means better pricing and a clearer path to value creation.

Our Approach

We reposition underutilized industrial assets to meet the needs of today’s operators — typically smaller, growth-oriented businesses seeking functional, right-sized space at rents that work for their model. By aligning the physical asset with real tenant demand, we build durable rent rolls and create value that wasn’t visible in the original use.

Tyler leads Markland Capital's investment strategy and transaction execution, bringing a disciplined, institutional approach to a market segment that has historically been underserved by sophisticated capital. As Fund Manager, he is responsible for deal origination, financial underwriting, investor relations, and the overall deployment of capital across Markland Capital's various investment vehicles.

Tyler's background spans the full private equity investment cycle. Prior to co-founding Markland Capital, he served as Fund Manager at a boutique private firm, where he co-led the firm's launch and managed its private equity funds — leading investment strategy, overseeing the acquisition and disposition of various Canadian assets, sourcing deals, managing lender relationships, and producing quarterly and annual investor reporting.

He holds a Master of Science in International Business and Marketing from the Norwegian University of Science and Technology, and a Bachelor of Commerce (Honours) in Real Estate and Housing from the University of Guelph. His academic and early professional foundation spans real estate development, valuation, finance, market analysis, and international strategy.

At Markland Capital, Tyler works alongside a team of seasoned operators to ensure that high-level financial strategy translates into tangible, executable business plans at the asset level — and that investors receive the rigorous reporting and fiduciary discipline they expect from a professionally managed fund.

Evan has spent over 15 years immersed in Southern Ontario's commercial real estate market, building a career grounded in hands-on ownership, thoughtful operations, and a genuine belief that great property management starts with integrity. As President and Co-Founder of Markland Property Management, he oversees day-to-day operations and leads the executive team in managing a portfolio spanning over 4,000,000 square feet of office, industrial, and retail spaces.

Evan holds a Bachelor of Commerce from McMaster University with a Minor in Geographic Information Systems — a combination that has given him an unusually sharp lens for market analysis, site selection, and understanding the spatial dynamics of commercial real estate. He is a Certified Property Manager® (CPM®) and a licensed commercial real estate broker in good standing with RECO, with experience on both sides of leasing transactions.

Beyond day-to-day management, Evan is deeply engaged with his community. He has served as Chair of the Hamilton Downtown Business Improvement Area since 2010, working alongside fellow board members to promote downtown Hamilton and strengthen the relationship between local businesses and the city.

As a Co-Founder of Markland Capital, Evan brings his operational expertise directly to the firm's investment platform — overseeing asset-level execution and ensuring the value-add strategies envisioned at acquisition are delivered with precision on the ground.

As Managing Partner and Co-Founder of Markland Property Management, she oversees Markland's downtown Hamilton office portfolio — one of the most complex and tenant-dense environments in the region.

A graduate of the University of Guelph with a degree in International Development, Michelle brings a people-first perspective to property management. She has led extensive capital expenditure programs across her portfolio, including national tenant build-outs, major mechanical replacements, and significant structural improvements. She is also actively expanding her expertise in building sustainability and retrofitting, reflecting Markland's broader commitment to responsible ownership.

Michelle is a long-time member of the Downtown Hamilton BIA board and a lifelong Hamilton resident — someone who genuinely cares about the city's trajectory and sees every property she manages as part of a larger story of urban renewal.
