Investment Thesis
Occupancy cost is one of the most significant drags on business profitability — and unlike labour or materials, where a business operates is a decision it can make. Industrial rents have doubled in major Ontario markets over the past eight years, and nearly half of Canadian businesses report difficulty absorbing rising occupancy costs (CFIB). Well-located secondary and tertiary markets — offering affordable space, accessible labour, and proximity to major centres — are the natural destination.

What We Buy
Large-format industrial properties — including former manufacturing plants and legacy industrial facilities — in secondary and tertiary markets where land, labour, and operating costs converge to support viable, long-term tenancies. We acquire assets at a meaningful discount to replacement cost, targeting markets that fall below the institutional radar — where less competition means better pricing and a clearer path to value creation.
Our Approach
We reposition underutilized industrial assets to meet the needs of today’s operators — typically smaller, growth-oriented businesses seeking functional, right-sized space at rents that work for their model. By aligning the physical asset with real tenant demand, we build durable rent rolls and create value that wasn’t visible in the original use.
